Phase I - The Hunt
Sourcing and uncovering off-market, undervalued, and distressed properties in need of extensive rehabilitation.
Phase II - The Close
Negotiating purchase price of the site, structuring of financing, negotiating contract of sale, and closing of acquisition and construction financing alongside purchase of the property.
Phase III - The Build
Obtaining all necessary construction permits from NYC DOB, approval of architectural plans, procurement of agreed-upon materials, site safety plan enforcement with oversight, and execution of all construction through delivery of the bespoke product agreed upon in the partnership agreement.
